The property comprises a large hotel and retail-led scheme extending to approximately 174,575 sq ft, including 330 hotel rooms together with 12 retail units at ground and basement levels. Given the scale and complexity of the asset, our role focused on providing clear, commercially robust advice to inform the acquisition and future asset management strategy.
Our services included a comprehensive building survey, a reinstatement cost assessment for insurance purposes, and the coordination and review of specialist sub-consultant reports covering mechanical and electrical services, lifts and drainage. We worked closely with the wider professional team to identify material risks, abnormal liabilities and capital expenditure considerations, presenting our findings in a clear and investor-focused format to support decision-making.
The acquisition was successfully completed, with Air’s technical advice providing our client with a thorough understanding of the condition, compliance position and future risk profile of the asset.
