We were appointed to deliver a comprehensive CAT A refurbishment at Citadel Logistics Centre, a 324,000 ft2 logistics facility, following the liquidation of the previous tenant. The primary objective of the project was to minimise rental voids and return the building to the market as quickly as possible, while future-proofing the asset to meet modern occupier and sustainability requirements.

Given the commercial imperative, we expedited the design development and tender process, enabling early contractor engagement and a tightly controlled lead-in period. The scope of works included significant upgrades to the building’s fabric and services, alongside extensive replacement of areas of the warehouse concrete slab to address long-term performance and durability.

The refurbishment incorporated a range of sustainability and occupier-focused improvements, including the installation of photovoltaic panels, electric vehicle charging infrastructure, a new VRF heating and cooling system and energy-efficient LED lighting throughout. These measures were key to enhancing the building’s operational efficiency and marketability within a highly competitive logistics sector.

We acted as Project Manager throughout, balancing programme acceleration with cost certainty, quality control and robust risk management to deliver a market-ready asset.
